Alternatively, our specialists can talk you through some selling techniques so you can do it yourself. Buying
Registration
The first step to finding your perfect home is for you to register your details and property specifications, this will give us an insight into your personal requirements, thereby enabling us to modify the details sent to you ideally via email or alternatively by post.
Once registered, you are then in a position to receive details via mail or email.
It is essential for us to listen to what you want out of your property buying experience and be there to support and meet your needs offering our expertise and personal guidance where relevant.
Arrange viewings
We are proud to say we offer day, evening and weekend viewing appointments, we understand time is important and try to be as flexible as possible to suit the needs of our buyers. Once you have viewed your chosen properties, it is encouraged to give feedback, not only do our sellers love to know what you thought; it also helps to further clarify your requirements.
Mortgage Advice
As you begin your search to find your new home we strongly advise you see a mortgage advisor, don’t worry we can book you an appointment at your convenience, this will help you with how much you want to spend and put you in a stronger position when making an offer.
Making an offer
Love it? Want it? Make an offer!
Once you have decided that a property is right for you, make an offer, we will put your offer to the vendor, both verbally and in writing.
Any offer is subject to a contract being signed, prior to which there is no legal obligation. The decision on the price offered is made by you and the seller must decide whether to accept this price.
Progressing a sale
Once your offer to buy a property has been accepted, it is essential you instruct a solicitor to carry out the conveyancing as soon as possible.
At Chase Holmes we are able to recommend a solicitor that can provide you with the right support through the process of buying your new home.
In addition, you will also need to contact your building society / bank or mortgage broker to progress your mortgage application.

Exchange of contracts
When your mortgage is in place, your solicitor has all the legal questions answered and all other parties involved are ready, contracts are exchanged, signed by both the buyer and seller. It is at this point the completion date is finalised.
A deposit, usually 10% of the purchase price is also paid to your solicitor at this point.
Completion
On the completion date, the balance of the monies are transferred from the buyer's solicitors to the seller's solicitors. Keys to your new home can then be released and your move to your new home can then take place.
